What To Expect From A Property Inspection

FIRST STEP
The Front Door
Every property inspection begins at your front door with a friendly knock. One of our friendly data collectors, direct from our office or from our partner, CIDARE, will be waiting with their town ID badge plainly visible.
We know your time is valuable, so we'll be as efficient as possible. A guided interior inspection usually takes no more than 10 minutes, and the ensuing exterior inspection usually takes about 10 minutes.
Please Note: NO INTERIOR PHOTOS ARE TAKEN.
After the interior inspection is finished, the data collector will move outside to begin the exterior inspection.
SECOND STEP
The Interior Inspection
A full inspection usually includes a brief interior inspection. As you guide the data collector through your home, starting at the lowest level and working your way up, they will note the following:
​- The presence, or lack thereof, of a basement.
- The type of heating/cooling systems present.
- The material of the floors and walls.
- The number and types of rooms.
- The number and types of bathrooms.
- The overall condition of the house's interior.
​Feel free to ask your data collector any questions. They'll their best to answer everything and if they don't know the answer, they'll pass the question to the assessor.
THIRD STEP
The Exterior Inspection
The exterior inspection goes quickly. 
As the data collector walks around your house and takes reference photos, they also note the materials used for the facade and the roof. They will review the property sketch to make sure that the subareas of the property are correctly referenced. Then they will measure the property with a LiDAR scanner.
FOURTH STEP
Outbuildings and Features
The data collector notes any fixed structures separate from the house (such as a shed or garage) and any special features on the property (such as a pool or patio) as the last step of the process. For each outbuilding and feature, the data collector takes a picture and records condition information.
And that's it! Your property inspection is complete!

A former architect and a data collector many years, Hakim brings his friendly personality and his extensive knowledge of design and construction to every property inspection he performs.
Yukit Wu
CIDARE
Yukit works for our partner, CIDARE, Inc., which executes cyclical and building permit inspections for the Town of Shelburne. Fluent in Mandarin and English and a former home inspector, Yukit not only excels at collecting accurate property data, he is also good at helping property owners understand how their data is used.
Koceila Karouche
CIDARE
Koceila Karouche is a Data Collection Assistant for our partner CIDARE, Inc. He helps data collectors perform their inspections by taking context photos and capturing LiDAR scans.  You will see him paired with data collectors in the field. Always friendly, he’ll happily connect property owners with data collectors if they have any questions.
Eamon Madden
CIDARE
Eamon works for our partner, CIDARE, Inc., which executes cyclical and building permit inspections for the Town of Shelburne. Eamon majored in geography and has extensive experience tracking construction progress using drone and LiDAR technology. Eamon is friendly and happy to share his knowledge of construction and the basics of property assessing with property owners.
